Staging the exterior and interior of homes will ensure a quick sale and increased value, when the property is priced well. When staging the exterior of a home, I highly suggest the following: 1) power wash of the entire exterior of the house siding, 2) paint the exterior if necessary, 3) cut and groom yard and all landscaping, trim trees, plants, flower beds, red moss for flower bedding, add additional flowers if appropriate, 4) wash all windows, 5) wash down side walks and driveways, 6) ensure that all addresses on curb and home are completely visible, 7) if appropriate add statues or water features to the grounds, depending upon the condition of the roof, I would consider replacing it if necessary.
The most important elements of staging is 1) De-Cluttering the space, De-Personalizing the space, 2) create an open and warm feeling. For home sellers on a tight budget, wI recommend De-Cluttering, De-Personalizing, and creating an open space. For home sellers with a larger budget, I recommend using a professional staging expert because you will be able to get the best value from executing their recommendations. Also, allow the professional stager to make the necessary furniture and accessories placement, even if this means that you must move some of your own furniture out.
I am a big believer of staging homes to sell. I have a great deal of respect for staging professionals, particularly if they are highly skilled and seasoned. Staging increases the chances of selling a property for the highest return possible.
